Q & A
You simply want to check the condition of your roof, right? With most professional, reputable, and established roofing outfits you’ll probably have to pay for a general maintenance inspection. Most of the time these are triggered by small leaks, blown off shingles, or severe discoloration or abnormalities in your roofing membrane.
What is the cost of a roof inspection? Is it free?
In interviewing and studying highly rated service providers and perusing various member reviews, our researchers found that roof inspection costs range from $150 to $350 based on several variables including the size of the roof structure, pitch, interior attic view, accessibility, insurance restrictions, drone footage, report documentation, time of review investment, and more... But on a good note Peak Precision Contracting will provide its customers with a free estimate for a full roof replacement!
What is the cost if I call Peak Precision Contracting for a "Service Call?" Is there a difference between a "Roofing inspection" and a "Service Call?"
A "Service Call" is indeed different from a "Roofing Inspection." When you dial our number after you have sustained a leak, damaging winds, thunderstorms, hail damages, or blown off shingles and request a repair to be made we are prepared to arrive and fix the issues onsite and treat it the same way for example, as if you needed a plumber for a broken water valve. We will do our very best to assess the damages you have sustained by asking you some preliminary questions and providing us with photos, amount of roof stories, walkability, age /integrity of the roof and any specific damages. Furthermore we will then do our best to provide a general range of anticipated cost that you're likely to incur before we dispatch our team as it may or may not fit your budget. But remember our time and efforts are just as valuable as anyone else's.
*Please note: Our service minimums are as follows based on several roof variables such as height, walkability, accessibility, size of roof footprint, location proximity, travel time, actual damage incurred, and time and material ranging from $250-$500 on average. Quite often you can see these repair numbers escalate beyond this simple range based on the damages found when onsite performing the actual repair and is always subject to change. In the world of roofing nothing is more concrete until your roof meets our feet.
*If we do in fact dispatch our minimum of 2 roof technicians to respond to your immediate need and service request and find that you do not have the financial means to tackle the repairs while onsite you will be billed a minimum of $125-$150 to cover our companies travel expenses, roof assessment fee, and labor. This fee will be waived completely if the repairs were made while onsite as requested and agreed upon.
In reference to roof inspections specifically there may be during the initial inspection period that your roof system is in need of immediate repairs, it could save you hundreds and even thousands of dollars by extending the life of your old one. In a recent study for example, most consumers are paying an average of $855 on roofing repairs, with most homeowners spending anywhere from $350-$1400 on a national scale although prices vary based on scope of work and where you live.
What does a roof inspection include?
One benefit of scheduling a “peace of mind” type of roof inspection every two years is the ability to catch potential roofing problems before they become bigger, especially based on the overall age and current condition of your roof. It’s also helpful to get a professional estimate of how much useful life your roof might have left.
Here are common components that one of our roof technicians will examine:
- Overall appearance of the roof, both exterior and interior. This will indicate whether there's surface deterioration or any physical damage.
- Evidence of ceiling cracks and leaks.
- *Evidence of condensation drip or poor ventilation.
- Condition of fascia, gutters and drains, skylights, chimneys and vents.
- Curled, broken or missing shingles.
- Areas where water may collect, like roof valleys.
- Damaged or missing flashing points.
- Craftsmanship errors.
- Sagging, wet, and soft sheathing.
- Waves or dips in sheathing.
Why should you hire Peak Precision Contracting to inspect your roof?
There are a couple of reasons to consider hiring Peak Precision Contracting to evaluate your roof. For one thing, climbing a ladder alone and getting on a roof can be extremely dangerous to an untrained individual. For another, there could be subtle signs of problems that only an expert would notice and could be catastrophic for others.
However, you want to stay free and clear from the many roofing scams that plague our industry today. You want to be sure to hire an established, reputable and reliable roofing inspector. Before agreeing to any suggested roofing work, be sure to do your hiring homework.
That includes asking friends, family and neighbors for recommendations, as well as fact checking a trusted online consumer review site such as Google, Home Advisor, BBB, Yelp, Facebook, and many other resources. Get a few bids if you deem it necessary, ask for and check references and make sure the company you hire is appropriately licensed and insured.
In the wake of potentially roof-damaging weather, be on the watch for those pop-up companies we refer to as "storm chasers" who typically travel around the country looking to take advantage of people in distress. Make sure that the company you hire has an actual permanent local office, not just a P.O. box. and always do your homework!
